I've seen too many accidents caused by neglecting safety inspections. The maintenance of air conditioning systems is one of the most headache-inducing problems, but once you master the correct methods, it's not that complicated. During my years managing this community, I've developed an effective set of maintenance methods.

First, let's talk about timing. I recommend conducting comprehensive inspections during spring and fall because the temperature is moderate then - neither too hot nor too cold - making it the ideal time for maintenance. Specifically, spring maintenance should be done before turning on cooling, and fall maintenance before turning on heating, ensuring the air conditioning maintains optimal performance during peak usage periods.

Cleaning the air conditioning filter is crucial. I recommend checking the filter monthly, and if there's obvious dust accumulation, clean or replace it promptly. The cleaning method is simple: first vacuum off the surface dust, then gently wash with warm water and neutral detergent, and finally air dry.

Many people might not know that dust in the air conditioning system particularly affects its performance. In our community, one homeowner constantly complained about poor cooling performance and high electricity bills. When I helped check, we found thick dust accumulated in the air conditioning system. After cleaning, the air conditioner's efficiency immediately improved by over 15%, and electricity bills decreased significantly.

First, let's talk about rarely-used bathrooms. Many homes have guest bathrooms that are seldom used. In such cases, water in the pipes gradually evaporates, leading to dry pipes that might crack over time. So I recommend running the faucets and flushing the toilet for a few minutes every week. This simple action may seem basic but can prevent many unnecessary troubles.

Another common issue is drain blockage. In my experience, prevention is better than cure. Install strainers in kitchen sinks and bathroom drains, and clean debris regularly. Use professional drain cleaner monthly to effectively prevent blockages. However, note that different brands of drain cleaners shouldn't be mixed, as this could produce harmful gases.

For pipe maintenance, I have a special suggestion: check water pressure regularly. If you notice sudden low water pressure, it might indicate scale buildup in the pipes. In this case, you can clean them with a mixture of vinegar and baking soda, which works quite well. The specific method is: mix vinegar and baking soda in a 1:1 ratio, pour it into the pipes, wait half an hour, then flush with hot water.
